(hereinafter, and throughout the website, referred to as AREH APARTAMENTOS). The website www.arehapartamentos.com (hereinafter, the “Portal” or “Website”) is governed exclusively by the legislation in force in Spain, to which both Spanish nationals and foreign users of this Website are subject.

        1. ACCEPTANCE, AVAILABILITY AND MODIFICATIONS OF THE TERMS OF USE OF THE WEBSITE

     The User undertakes to read and expressly accepts these Terms of Use of the Website, in the version published by AREH APARTAMENTOS at the time the User accesses the advertised content. These Terms shall always be available to the User, at all times, and may be stored and/or reproduced.     Responsibility of AREH APARTAMENTOS:

        1. APPLICABLE LAW AND JURISDICTION

    These Terms are governed by the applicable Spanish legislation in force.For the resolution of any disputes that may arise as a result of the provisions herein, and with express waiver of any other jurisdiction that may correspond, the User agrees to submit to the jurisdiction of the Courts and Tribunals of BARBATE, except with regard to matters arising from the online sales contract itself, which shall be subject to the jurisdiction of the User’s domicile.

    In accordance with Article 2 of Regulation (EU) 2024/3228 of the European Parliament and of the Council of 19 December 2024, which repeals Regulation (EU) No 524/2013 and amends Regulations (EU) 2017/2394 and (EU) 2018/1724 concerning the abolition of the European Online Dispute Resolution platform, the European Online Dispute Resolution platform (hereinafter “ODR platform”) is abolished, and consequently no further claims may be filed through the ODR platform as of 20 March 2025.

        1. NULLITY AND INEFFECTIVENESS OF CLAUSES
